It\u2019s your landlord\u2019s job to determine how much money to charge you each month in order to maximize\u00a0<em>their\u00a0<\/em>profits.<\/p>\n<p>That\u2019s why you need to know the exact number you want out of the rent negotiations. This number is going to vary from person to person and will depend a lot on where you live. After all, a person living in San Francisco will want a different number than someone in Fargo, North Dakota.<\/p>\n<p>To help you find a good percentage, head to\u00a0<u><a href=\"http:\/\/zillow.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Zillow<\/a><\/u>\u00a0or\u00a0<u><a href=\"https:\/\/www.craigslist.org\/about\/sites\" target=\"_blank\" rel=\"noopener noreferrer\">Craigslist<\/a><\/u>. Compare the average price for an apartment your size in your city and neighborhood to your apartment. This will help you determine a solid rent reduction percentage.<\/p>\n<p>Even if you lower your monthly rent by just $50\/month, that\u2019s a savings of $600\/year! A big win and a completely achievable goal.<\/p>\n<p><strong>Other things you can negotiate for:<br \/><\/strong>Negotiating rent doesn\u2019t just have to include how much you\u2019re paying your landlord in cash. You can include other perks, like:<\/p>\n<ul>\n<li>Free parking<\/li>\n<li>Free storage unit\/garage<\/li>\n<li>Free or partially paid utilities<\/li>\n<li>Guest parking passes<\/li>\n<li>Security deposit<\/li>\n<li>Waived pet fees<\/li>\n<\/ul>\n<p>Even if you\u00a0<em>can\u2019t\u00a0<\/em>get the exact rent you want, you can still negotiate for these other features and save money. Money, of course. But dig deeper and you\u2019ll find there\u2019s a lot more you can offer. The goal is to give them something you don\u2019t care about in exchange for something you do.<\/p>\n<p>Here are a few things many landlords will happily lower rents for:<\/p>\n<ul>\n<li>Prepay months in advance<\/li>\n<li>Sign an extended lease<\/li>\n<li>Offer to extend the termination notice from 30 days to 60 or 90 days<\/li>\n<li>Offer to give up your parking space if you don\u2019t have a car (the landlord could charge another tenant for an extra space)<\/li>\n<li>Promise not to smoke in the apartment (this will save the landlord money when you move out)<\/li>\n<li>Promise not to keep cats even if they\u2019re allowed (another cleaning expense for the landlord)<\/li>\n<li>Make a deal for referrals if they have low occupancy<\/li>\n<\/ul>\n<p>If you know what you want and you know what they want, the chances of succeeding in your negotiation increase significantly.<\/p>\t\t\t\t\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-8c33280 elementor-widget elementor-widget-heading\" data-id=\"8c33280\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"heading.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t<h2 class=\"elementor-heading-title elementor-size-default\">Rule #3: Know The Market and When To Negotiate<\/h2>\t\t\t\t<\/div>\n\t\t\t\t<\/div>\n\t\t\t\t<div class=\"elementor-element elementor-element-16006f0 elementor-widget elementor-widget-text-editor\" data-id=\"16006f0\" data-element_type=\"widget\" data-e-type=\"widget\" data-widget_type=\"text-editor.default\">\n\t\t\t\t<div class=\"elementor-widget-container\">\n\t\t\t\t\t\t\t\t\t<p>Timing matters when it comes to negotiating your rent.<\/p>\n<p>Like any other commodity, apartments go through feast and famine periods. There are times when it\u2019s a buyer\u2019s market and the landlord has a lot of empty units they need to rent. Then there are periods where they have renters literally knocking down their door to get apartments.<\/p>\n<p>Knowing when to negotiate your rent is crucial to getting your landlord to agree to a lower rate. The average cost of tenant turnover is anywhere between $1,000 and $5,000! That&#8217;s why your landlord would rather keep you on as a tenant than have to spend the time and money trying to find someone to fill the unit.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>As it gets closer to your lease expiring, they&#8217;re going to want to do what they can to keep you on as a tenant. That&#8217;s why it&#8217;s a perfect time to negotiate your current rent.<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>If you&#8217;re negotiating on a new lease, the best time to do it is during the <strong>winter months<\/strong>.<strong>\u00a0<\/strong>This is a time that&#8217;s notoriously difficult for landlords to fill units (probably because moving sucks enough without having to deal with snow and ice).<\/p>\n<p><!-- \/wp:paragraph --><!-- wp:paragraph --><\/p>\n<p>A recent study from <u><a href=\"https:\/\/www.renthop.com\/studies\/national\/best-time-of-year-to-rent\" target=\"_blank\" rel=\"noopener noreferrer\">RentHop<\/a><\/u>, a popular apartment listing site, discovered that you can save hundreds of dollars a year based on when you negotiate. Simply speak with your landlord (ideally in person), remind them that you\u2019re a good renter, and ask them for a lower rent. The key with any negotiation is to be polite but firm in your request.<\/p>\n<p>Here is a sample script you can follow:<\/p>\n<p><em><strong>YOU:\u00a0<\/strong>Hey [LANDLORDS NAME]. I\u2019d like to lower my rent by $200.<\/em><\/p>\n<p><em><strong>LANDLORD:\u00a0<\/strong>Uh, I don\u2019t think I can do that because [insert some BS about the market and how they can\u2019t lower prices].<\/em><\/p>\n<p><em><strong>YOU:\u00a0<\/strong>I compared the rent of similar apartments in this neighborhood and they\u2019re all 10% less than what you charge me. I\u2019ve been a good renter and have always been on time with my payments for the past year. I\u2019d hate to not renew my lease because of the rent but am willing to. What can you do for me?<\/em><\/p>\n<p>If your landlord agrees, then congrats! You just lowered your rent for the year.<\/p>\n<p>Your landlord might be firm about not being able to change the rent though. If that happens, ask if there are any concessions they can make with deals like in rule #1.<\/p>\n<p>And remember: Sometimes you\u2019re going to get shut down by whomever it is you\u2019re negotiating with. That\u2019s why you need to prepare the Door-in-the-Face technique.<\/p>\n<p>Imagine there\u2019s a nonprofit worker soliciting donations to a homeowner.<\/p>\n<p><em><strong>Nonprofit worker:<\/strong>\u00a0Hi, would you like to donate $50 to the Save The Whale Foundation?<\/em><\/p>\n<p><em><strong>Homeowner:<\/strong>\u00a0Hell no.<\/em><\/p>\n<p><em><strong>Nonprofit worker:<\/strong>\u00a0Okay, how about $5?<\/em><\/p>\n<p><em><strong>Homeowner:\u00a0<\/strong>Hmm okay, sure.<\/em><\/p>\n<p>See what the nonprofit worker did? He knew he wasn\u2019t ever going to get $50, but he also knew that if he gave a drastically reduced amount after his initial ask, the homeowner would be much more susceptible to donating.<\/p>\n<p>It doesn\u2019t matter if you\u2019re negotiating your salary or for a lower price on that new car, leverage this technique when you can.<\/p>\n<p>If you\u2019re negotiating, the odds are you\u2019ll fail, but that\u2019s totally fine because\u00a0<a href=\"https:\/\/www.iwillteachyoutoberich.com\/renting-is-not-a-waste\/\">renting is not a waste of money<\/a>. You should\u00a0<a href=\"https:\/\/www.iwillteachyoutoberich.com\/how-an-encounter-with-a-homeless-person-pushed-me-to-learn-from-failure\/\">EXPECT failure and learn from it<\/a>.
